How Many Private Outdoor Spaces Per Unit?

At Mississippi Bluffs, residents can enjoy the outdoors and the views from FIVE private outdoor spaces. Each and every unit has the luxury of three outdoor areas on the east side and two on the west. To the east is the majestic Mississippi; the west, a private 6.2 acre park. Private Terrace from Main Level

Each unit has a private terrace off of the main living level which overlooks the Mississippi (note the reflection of the water in the window in the photo above!). This is an example of the main terrace in an A Unit. The view is spectacular and the terrace is large enough for a full patio set.

Entrance

Most residents will enter their unit from the 2 car garage on the lower level. However, guests to the home will enter the unit from the main terrace which faces west towards the park. The photo above shows the public entrance on the A Unit in building one. Please note this space is large enough for a patio set and large gas grill.

Master Balcony

All of the master suites in the development have a private balcony which faces east and offers a panoramic view of the river, the St. Louis skyline and J.B. Bridge.

All of the townhomes in the development are set up as two bedroom suites on the top level. The master suite faces the river and the guest suite faces the 6.2 acre park. Each guest suite has its own private bath, walk-in closet and private balcony. Featured above is the balcony off of the guest suite in an A unit.

Lower Level Walk Out

Every unit in the Mississippi Bluffs development has a finished lower level with a walk out patio. The lower level can be turned into third bedroom, an office, media room or family room. Pictured above is the patio of an A unit. From here, residents can access the historic civil war shot tower or the community area with the pool and fire pit.

Mississippi Bluffs is Featured in the Wall Street Journal

This week’s real estate column in the WSJ written by Peter King focuses on energy costs. Where Utility Bills Are Low discusses three locations in the US with the lowest rates for kilowatt hours. Of the three locations mentioned, Fort Wayne, IN, Lincoln, NE, and St. Louis, MO, St. Louis ranks the most affordable at 5.5 cents per kilowatt hour.

To further decrease energy costs at the Mississippi Bluffs development, Lennox high-efficiency furnaces and AC units have been installed in each unit along with a premium insulation package. The roof of each unit rates at R49 and each demising wall is insulated to a value of R22.

Viroc: Cement Board Siding

Viroc is a cement bonded particle board composed of wood particles and Portland cement. It is light gray in color and is flat and smooth on both surfaces. Viroc was chosen as the exterior finishing material for the Mississippi Bluffs Townhomes for several reasons. Primarly it is a quality construction material which offers strength and stability. Viroc is water resistant and remains dimensionally stable during freezing and thawing.

Viroc is capable of resisting substantial impacts without incurring fractures and as a result of its mass Viroc offers excellent sound insulation. The uniting of wood fiber and Portland cement produces a building panel which is non-toxic. VIROC does not contain asbestos, silica or other carcinogenic agents.

The buildings are designed to be a part of the bluffs. The materials used were selected for their natural look as well as their durability. The Viroc is reminiscent of river stone. The Ipe decking blends with the natural environment. The buildings are designed to focus one’s attention on the bluffs, the river and the beauty of nature while simultaneously demonstrating the beauty of design with quality materials and cutting edge construction techniques.

New Display Hours

Beginning Friday, June 20th the display will be open every Friday through Monday from Noon-4PM. Please feel free to access the development from the south entrance and park in the motor court.
